OUR HISTORY
In 1971, Eugene Ford Sr. founded Edgewood Management in order to provide superior management services that met his high standards of excellence for properties he had established under his development company, MidCity Financial. Ford shaped Edgewood Management to fill this void in the housing industry and help him achieve his goal of quality, long-term ownership.
Building on the solid reputation and success of Edgewood, in 2012, Vantage was born and led the way to more joint ventures and opportunities to expand our services. Founded with the same aspirations, The Ford Family launched Vantage Management to focus on a growing number of conventional multifamily properties. Vantage utilizes cutting-edge property management software to track leasing, monthly billing, and accounts receivable, as well as a cloud-based accounts payable platform for improved invoice processing and payment. We review and provide monthly financial reports to meet owners’ expectations, reporting to both lenders and investors, and supervision of the annual audit process. In today’s hardening insurance market, it’s critical to have an internal resource to assist with the procurement process, claims management and vendor vetting. Our Director of Risk Management manages all insurance related issues. It is the responsibility of the Risk Management Department to stay ahead of the curve and keep our owners up to date on insurance market trends.

At Vantage our client’s energy efficiency and sustainability efforts are of utmost importance. From a supply side, we purchase gas and electric on the deregulated market with multiple bids and long term contracts, affording ownership both better pricing and long term budget stability. On the demand side, we are well versed in LED lighting technologies, water conservation, insulation and high efficiency equipment and appliances. We have experience with solar installations, geothermal, and submetering, and we utilize a utility management system to track consumption and generate alerts for spikes in usage. Vantage has also received numerous Local, State, and Federal energy sustainability grants.
A well-trained team is vital to achieving the highest level of client and customer satisfaction, and offering diverse learning and development opportunities is vital to the motivation and growth of an engaged employee workforce. In keeping with our commitment, Edgewood/ Vantage University (EVU) provides extensive live and on-demand web-based training for every aspect of our operations. Training is supported by skill development and reinforcement at the property and regional levels and covers everything from new hire onboarding and orientation to customer & resident service, fair housing, and workplace conduct. Our team members acquire skills in sales and marketing, accounting and compliance, and use of property management software, with additional training offered in various maintenance procedures. We also participate in succession planning and developing individual development plans to personalize professional growth through learning and experiential opportunities which support each employee on their own unique career path.
Partnering with various social service providers and governmental agencies enables Vantage to support its pro-resident philosophy by helping all residents obtain the services they need and want in order to achieve their full potential. Through a proactive resident feedback program including resident councils, informal discussions, and a reputation monitoring strategy that focuses on specific touchpoints in the resident life-cycle, we are able to collect resident insights to understand areas of success and make adjustments where needed.
